At Smith & Co, we offer a verification service for ID1 and ID2 forms.
What is an ID1 Form?
An ID1 form is a HM Land Registry form and certifies your identity. It is typically needed during property transactions, transfers and charges to protect against identity fraud and property theft.
What is an ID2 Form?
An ID2 form certification is required to prove the identity of an authorised person, such as a Director, for a company or corporate body for the purpose of a land or property transaction.
Why do you need one?
Land and property are valuable assets and it is important that the identification of the individuals involved in any transactions is verified by a solicitor.
An ID1 and ID2 forms are very common for property transactions where one party chooses not to seek legal representation.

You can get ID1 and ID2 forms from the gov.uk website.
You will complete Section A of the form and Section B will be completed by one of our solicitors. Section 3 outlines which forms of identification to bring with you.
What is the cost?
We charge a fixed fee of £75 + VAT (£90) which is payable in advance of your appointment.
